When a loved one passes away, securing their home and possessions may not be top of mind as you navigate the grieving process, funeral arrangements and more. However, when a death occurs, their belongings need to be secured and protected, because bad actors could prey on property they think is no longer occupied.  

Thieves are not the only consideration – you’ll want to guard the home from inquisitive relatives, friends or neighbors who may be curious about the home’s contents before belongings can be properly distributed according to the estate plan. 

The following steps can help you secure your loved one’s home after their passing: 

Change Locks

You may not be aware of how many other people have a key to your loved one’s home, such as neighbors or any in-home health or service providers. Changing the locks can give you peace of mind regarding who has access. Look for any hidden spare keys as well. 

Secure Doors, Windows and Appliances

Don’t forget to check every window, door and garage door to ensure they are properly secured. You might consider installing a security system as well. Check on all appliances and ensure the oven is off, faucets aren’t running, and blinds are closed. 

Keep Up the Appearance Someone Is Home

Mail, newspapers and deliveries piling up can signal that no one is home, so it’s important to identify a trusted person to take in these items while you file a mail forwarding request with the local post office. You will need to show proof you are authorized to make this request so be sure to have documentation proving you are the executor. Stay on top of utility bills that need to be paid, property taxes that are due and any other expenses that have regular payment dates. Have lights set on a timer to give the appearance the home is occupied. Make sure the garbage is taken out and lawn care is maintained 

Protect Important Documents and Valuables

You’ll want to corral any information you find so it’s in a safe place, such as the deed to the house, mortgage documentation, life insurance policies, financial account statements, last will and testament and more. Take inventory of valuables as some might be hidden, and secure them or remove them from the home to a safe location until the estate is settled. 

Arrange Pet Care

If your loved one had a pet, identify temporary care options, especially for pets like dogs or cats who may show behavioral changes due to the sudden loss of their owner. This will help ensure they are safe and fed until a long-term solution can be determined for their care 

Contact Police

An extra measure is to contact the non-emergency phone number for the local police department to let them know the house will be vacant so they can keep an eye on it during regular patrols. Share your contact information so they can reach out should they see anything unusual.
